Here are some of the common questions we get:

We are focused on the total revenue of the property versus being 100% occupied.  A property can be 100% occupied if the rates are low enough.  So, we balance maximizing the total revenue with occupancy.   Our general rule of thumb is that we want to be around 70-80% occupancy rates over a 12 month period. 

Absolutely!  We allow furnished stays of any length as long as it meets our minimum stay requirements and revenue goals for the property.

We recommend neighborhoods that are in great locations where families and couples would love to stay.   Outside of downtown areas, there are different suburbs that have great demand.  If you are purchasing, we will provide more detailed guidance based on budget, current regulations, and your financials goals.

No, you do not.  We will be able to transform an empty space to fully furnished rentals.  We have a full team to do this so your property is up and running as quickly as possible.  When we design and furnish, we make sure to incorporate learnings from our experiences to include everything that works and avoid what doesn’t.

We handle any critical maintenance that is required during the guest’s stay.  If major repairs are required, we will discuss options before taking any action.  Any regular maintenance will be handled by the property owner.  We will be able to take on additional maintenance by request only with an additional fee.

Yes of course!  We have the expertise based on experience and actual revenues when we provide that information.  We know what makes properties successful, what are the best neighborhoods, and much a property could make so that you have all the information you need to make a decision on a house.  We have a licensed Realtor who can help with the purchase or sales process.

To maintain the level of quality we stand behind, we currently only manage in the Cincinnati and Northern Kentucky area.
